anyone ever built there own house? Me and Melissa for the life of us can't find a home to buy...we've looked and looked but theres always something wrong with it that is bad enough to not buy.
So we resorted to looking at a construction loan, and actaully its just as easy as 1st time buyers loan... so we have the option of doing that. We know enough ppl to make it way cheaper then going directly to a contractor and saying "build this" .
So has anyone ever done this?

I haven't started from scratch (almost did once), but we did buy a house that wasn't finished. They had just done the drywall, so we got to pick all the colors and carpet and sinks and mirrors and etc.... Unfortunately, the builder wouldn't let us paint or do a few things we wanted to do - trying to save some money.
Pros of being your own general contractor - you make every decision, so you should be getting just what you want/ask for; you don't spend as much money on the house; you can do more work yourself
Cons of "building it yourself" - it takes a lot of time to make every decision and make sure things are happening when they should; some married couples get too stressed out making all the decisions and end up splitting up; some subcontractors might not want to work with you if you haven't done this before; it takes longer to build the house;

Advice:
Run CAT5/6 throughout the house and terminate it nicely in the basement or a closet. It can raise the value of the house 5 digits in some cases.

well time is an issue is why we're not sure on doing it ourselves, if i had more free time from work I could.
But we have some good family help.
I can do almost everything myself minus stuff like excavation, foundation, putting up the house walls (no time for that!)
But my brother is a license electrician
we can do the hvac system through my dad and have a licensed a/c man fill it.
excavating her step dad owns a company and probally knows someone that can pour the foundation for us
roofing i can do
painting i can do
fixtures, cable, phone, ethernet i can do
tile, plumbing , flooring, carpet etc i can do
textured walls/ceilings I can do
alot of I can do myself, but biggest thing is time and doing it in order.
I'm just wondering if we can build ourselves for 80-100k, we had thought of a modular home and put a basement under it. Close the loan at that, once switched to a reg fixed loan... we'll use our own money and finish the basement, garage, deck, trees etc...
things are still way up in the air, but we are really considering something soon.
I know i missed alot of stuff that would need to be done building a house...but i was just throwing stuff up. Between her family and mine there is almost every trade, and 5-6 business that are real estate related.

we put a bid in on a house, good stuff. I'll post details about it if we get it. But it will need some work (hope i can get some help from here) and cleaned up. The loan we think we are going to get for this house is RD loan through the USDA, its a 100% financed loan, and no mortgage insurance yay.

we have an offer in now for 91k, 13k above listing! fucking pricks..hope we get it for that, cause if not we're giving in and not playing there game ....

built on privacy deck
outdoor privacy deck (has lattace and such)

100x 140 lot
80 yrs old (gorgeous hardwood throughout)
septic tank, newer grinding kind
needs alot of work , but has alot done to it already.
I will need help on this, anyone interested. Pm me or post. I wont be needing anything until closing then from there on it will be hauling ass to get it suitable for moving (finishing the master bedroom, kitchen, 1 bathroom, and cleanup)
its a bad ass house

I'm looking for a built in range and oven, if anyone see's some one clearance let me know. So far I've checked out sears clearance on front street.
Looking for stainless, black or white. Price must me exceptional.
Normal size on both , no vent intake on the range.
I dont care what brand they are, long as they look decent and work.

We built our own house (with help from my dad who owns his own company) but we have a house that appraises for $210,000+ and built it for $137,000. You save a shit ton of money doing it yourself!!!!!
